How it works
Four steps, one short form
Register the project
Enter the property address, a few project details, and your name and contact.
Get your code
We email you a confirmation code. You are first, so the 5% is held for you for 120 days.
We stage the home
We contact you, quote the project and stage it. Your referral is confirmed when the staging is booked.
Receive your gift card
After the project is complete and paid, we send your 5% within 30 days.

How much is the home staging referral fee?
5% of the staging fee for the project, before tax. On a $4,000 staging, that is $200.
Who gets the fee if two agents refer the same home?
The first agent to register the property on this page. Each property can be registered once, and later registrations for it are declined.
When do I get paid?
After the staging is installed and paid in full. We send a gift card or prepaid card within 30 days, to the email address on your claim.
Do I need an account or a login?
No. Fill in the short form and we email you a confirmation code for the project. Keep the code for your records.
How long does my claim last?
120 days. If the staging is booked in that time, your claim stays in place until the project is finished and the fee is paid.
Can I refer more than one project?
Yes. Register each property separately. Every project you register first earns its own fee.

Referral program terms

- Who can take part
The program is open to licensed real estate agents and brokers, and to other professionals who refer a home staging project to May Home Design (OC Home Staging LLC). You do not need an account.
- How to claim
Register the project on this page with the property address, a short description and your contact details. We email you a confirmation code. A claim counts only once it is registered here and you have received a code.
- The first registration holds the fee
Each property can have one referral claim. The first complete registration we receive holds the fee, by the time recorded in our system. If a property is already registered, later registrations for it are declined, whoever submits them.
- New projects only
The project must be new to us. A claim is not valid if, before your registration, we had already been contacted about that property by someone else, sent a quote for it, or booked it. One fee is paid per project: no second fee, and no splitting between agents unless everyone agrees in writing.
- How long a claim lasts
A claim holds the property for 120 days. If the staging is booked in that time, the claim stays in place until the project ends. If nothing is booked in 120 days, the claim ends and the property can be registered again, by you or by someone else.
- The referral fee
The fee is 5% of the staging fee we are paid for the first staging agreement on the property, before sales tax. Extension months, purchases, damage or late charges, and later projects for the same client are not included. Discounts and refunds reduce the amount the fee is based on.
- When and how it is paid
The fee is earned when the staging has been installed and the staging invoice is paid in full. We send it within 30 days after that, as a gift card or a prepaid card of our choice, to the email address on the claim. It is not paid in cash or by check, and it cannot be exchanged for a discount unless we agree.
- No double dipping
The referral fee cannot be combined with another referral fee, commission or finder's fee from us for the same project. If a project is cancelled before installation, or refunded in full, no fee is due.
- Your responsibilities
You confirm that you are allowed to share the property address and to receive this fee. You are responsible for following your brokerage's policies and any licensing and disclosure rules that apply to you, including telling your client about the fee where required. Taxes on the fee are yours. We may ask for a completed IRS Form W-9 before paying, and we report payments when the law requires it.
- When we can decline a claim
We may decline or cancel a claim that contains false or incomplete information, duplicates another claim, was submitted in bulk or without a real project, or does not meet these terms. We decide questions about which claim came first and whether a project is eligible, and that decision is final.
- Changes to the program
We may change or end the program at any time by updating this page. Claims that were registered and confirmed before a change keep the terms that applied when they were registered.
- Privacy and contact
