How Much Does Home Staging Cost in Orange County?

Staging cost depends mainly on how many rooms are staged, the size and price point of the home, and how long the furniture stays. The fastest way to an exact number is a quote based on your floor plan, and we reply to every request within 24 hours.

What drives the price

• Number of rooms. The living room, dining area, kitchen and primary bedroom are usually the core. Secondary bedrooms, offices and outdoor areas are added as needed.
• Size and price point. A 4,000-square-foot view home needs larger furniture, more pieces and higher-end finishes than a two-bedroom condo, and buyers at that price expect it.
• Rental term. Staging is rented for a set period, with the option to extend if the home is still on the market.
• Access. Stairs, hillside driveways, HOA elevator bookings and long carries all affect crew time.
• Vacant or occupied. Occupied staging uses the seller's furniture where possible, so it usually costs less than a full vacant package.

National benchmarks

In NAR's 2025 Profile of Home Staging, the median cost of staging by a professional stager was $1,500 nationally. Orange County homes tend to be larger and higher-priced than the national median, so budgets vary widely.

Who pays for staging?

It varies. Sometimes the seller pays, sometimes the listing agent offers staging as part of their service, and sometimes the two share it. If cash flow is the concern, we also offer pay at closing through Notable, so the staging is paid out of escrow when the home sells.
