Vacant vs. Occupied Staging: Which Does Your Listing Need?

Choose vacant staging if the home is empty or the furniture is leaving before listing photos, and occupied staging if you're still living there and your furniture is in decent shape. Occupied staging edits what you have and adds art, lighting and accents; vacant staging brings in everything.

Vacant staging

An empty home is the hardest to sell from photos. Without furniture, buyers lose all sense of scale: rooms look smaller, echo in person, and every scuff on the floor gets their attention. Vacant staging brings in a full furniture package planned room by room, including sofas, beds, dining sets, rugs, art, lighting and accessories.

Occupied staging

If you're living in the home while it's listed, you don't need to move everything out. We walk through with you, decide what stays and what goes into storage, rearrange for flow and light, and then layer in statement pieces, rugs, fresh bedding, art and lamps.

A quick way to decide

• Is the home empty, or will it be before photos? Choose vacant.
• Is your furniture in good shape, sized for the rooms, and fairly neutral? Occupied staging is usually enough.
• Is your furniture dated, oversized or very personal? Consider a hybrid: we remove some pieces and bring in replacements for the key rooms.
